Submitting Documents

Notes about submitting documents:

  • Photos or scans of printed documents are acceptable as long as there is one page per photo, and both sides of the document are included.
  • Photos of a computer screen or a “screen capture” from a phone or computer are NOT ACCEPTABLE. Please see the instructions below on how to properly source from a web page. All of your required documents must be submitted in their entirety. This means every page of every document, EVEN IF THEY ARE BLANK PAGES.
  • Any asset account statements (such as bank statements or transaction histories) must include the account number and member name.
  • If using a retirement account, you must include the terms and conditions of withdrawal.
  • These may not be all the documents needed; underwriting may occasionally determine it necessary to provide more supporting documents throughout the process.

Initial Documents Required:

Below we have compiled a list of all the information you will need to gather before applying for a loan.

ALL LOANS

  • Copies of drivers licenses of anyone to be on the title (even if not on the loan)
  • 30 days of most current pay stubs for all borrowers
  • 2 years all W2’s and/or 1099's for all borrowers
  • Homeowner’s insurance declarations page(s) if refinancing, or EOI if a purchasing
  • 60 days any and all bank statements and/or investment accounts to be used for cash to close
  • If refinancing, we will need your most recent mortgage and HOA statements

Self-Employed OR Business Owners:

  • Everything above, PLUS…
  • 2 years personal AND 3 years Business tax returns (Schedule C if independent contractor; K-1 if business owner)
  • Audited YTD P&L from a certified accountant

VA Loans:

  • Everything applicable above, PLUS…
  • DD214
  • Name, phone, and address of your nearest living relative
  • If refinancing, we will also require the original promissory note from the current loan

Sensitivity Concerns:

A lot of the documents to be provided are very sensitive in nature. We prefer that you do NOT attach any sensitive documents to email and instead use our secure and encrypted mobile app or web portal.

Printing from an Internet Source:

The best option for providing us with a statement or document is a full electronic statement that you have received or downloaded directly from the institution or provider. However, if you need to print a document from a web page, the entire page must be provided to us.

When you are on the page you want to print, right-click in a blank part of the page (not over an image or a hyperlink) and select “Print”; or press CTRL+P to bring up the print dialog box.
Use the dropdown box for the printer selection (“Destination”) and choose “Save as PDF”. Make sure in the additional settings that “Header and footer” are also selected. Press “Save” and select the destination for your file.
